A little about me. Before entering Las Vegas Real Estate, I was a successful multi- unit, customer service oriented business owner in Pennsylvania. I also had my own realty holdings and leases for both business and personal use. I believe that experience gives me a better perspective from a client's point of view.......and why you won't see marketing hype to harvest email addresses. No 'weekly updates', 'free valuations', or anything like that.
Why? Because I don't want to 'sell' you a home, property, or business location. I do want to help you locate real estate that is suited to your individual tastes and needs. LIVING LAS VEGAS
One of the most exciting cities on the planet, Las Vegas offers incredible amenities on and off the well known Strip. As you may have noticed in the intro and you will see in the links on the site, there are many different communities, styles, and recreation available. Combining that with abundant sunshine, no personal / corporate income taxes, an international airport with numerous worldwide connections available, those are just some of the reasons why the Valley has had such tremendous growth over the past two decades, and why 6,000 - 7,000 a month are moving here.
Currently Las Vegas housing has entered into a stabilizing cycle, in contrast to the buying frenzy with a heavy investor presence of a few years ago. At the moment there are over 20,000 homes on the market, giving a buyer an incredible opportunity for selection. Because of this higher availability, there are also more incentives being offered than had been in the past.
The future for Las Vegas also looks bright, with the largest commercial 'building boom' in Las Vegas history. Over $30 billion in construction proposed just on the Las Vegas Strip and many of those projects are underway. The $7.4B MGM 'City Center', $4.8B 'Echelon', $2.8B Fontainebleau, $2.6B Palazzo, $2.1B Wynn Encore, $2B Cosmopolitan are just a few that are in the process of being built.
Deutsche Bank estimates that the Las Vegas hospitality industry will create 113,500 positions by 2012. (LVRJ article) Clark County is planning for this continued growth, with the valley population assumed to grow from it's current estimate of 1.9 million, to 3.5 million by 2035. (Clark Co)
